What’s Included in Every Cleanout
Complete property clearing. Every room, every closet, the garage, the patio, the shed — all contents removed. Furniture, appliances, personal belongings, clothing, kitchenware, electronics, garage contents, outdoor items, and miscellaneous debris. We don’t leave anything behind because it was heavy, awkward, or hard to reach.
Before-and-after photo documentation. We photograph every room before we start and after we finish. You get a complete photo set sent directly to you — by email, text, or whatever method your workflow requires. This gives you documentation for your client, your brokerage, the bank, or the estate file without you having to be on-site for the work.
Broom-clean condition. When we’re done, the property is empty and swept. Not “mostly done” — actually done. Every room, every surface, every closet. The standard we hold is simple: could a realtor walk in with a photographer right now and start shooting? If the answer is yes, the job is complete. If the answer is no, we’re still working.
Proper disposal. All items are taken to the appropriate facility — solid waste transfer stations for general contents, certified recyclers for appliances containing refrigerant, donation centers for items in usable condition. We handle the sorting and the logistics so nothing falls back on you.
Additional services if needed. Some properties need more than just a cleanout. Do you provide before-and-after photos?
Yes. Every cleanout includes timestamped before-and-after photos of every room, the garage, and any exterior areas included in the scope. Photos are sent directly to you via email, text, or uploaded to whatever platform you use — typically the same day the job is completed. This gives you documentation for your client, the bank, the estate file, or your own records without requiring you to be on-site.
Can you quote the job from photos without an on-site visit?
For smaller properties and straightforward cleanouts, we can often provide an accurate quote from detailed photos or a video walkthrough. For larger properties, heavily loaded homes, or situations where the scope might include demolition or yard work, an on-site walk-through ensures the quote is accurate and there are no surprises. Do I need to be on-site during the cleanout?
No. Most of our professional clients provide a lockbox code, key drop-off, or meet us briefly to provide access, then let us work independently. We lock up when we leave and send you the completion photos. If you prefer to be present for the initial walk-through to confirm the scope and point out any items to exclude, that takes about 15 minutes. After that, we handle the rest.
What if the property also needs demolition or yard cleanup?
We handle both. If the property needs carpet ripped out, damaged cabinets removed, a shed torn down, or overgrown vegetation cleared alongside the cleanout, we include it in the same quote. One vendor, one scope of work, one invoice. This is especially common with foreclosed properties that have been neglected for months — the interior cleanout and the exterior cleanup often go together.
